The prêt à taux zéro (PTZ) program will now cover two new schemes, making homeownership more accessible.
🤝 CO-OWNERSHIP: A SOLUTION FOR THOSE WITHOUT A DOWN PAYMENT
🔹 The Problem: Many families struggle to save enough for a mortgage down payment.
🔹 The Solution: PTZ is now available for the co-ownership (co-acquisition) scheme.
📌 How does it work?
✅ The buyer purchases the majority share of the property.
✅ The bank covers up to 10% of the property’s value.
✅ Over 10 years, the buyer gradually buys out the bank’s share.
✅ PTZ can now finance this process.
📍 Example
👨👩👧👦 The Dupont family dreams of buying an apartment for €300,000.
💰 They have only €30,000 in savings, but the bank requires a €50,000 down payment.
🏦 With co-acquisition, the bank covers €30,000, allowing the family to purchase the home without additional loans.
This mechanism has already been tested by Crédit Mutuel Arkéa through its Duoprimo program and is now available nationwide.
⸻
🔄 SHARED OWNERSHIP: YOUR HOME UNDER A LEASING MODEL
🔹 The Problem: High housing costs make homeownership financially overwhelming.
🔹 The Solution: PTZ is now available for the shared ownership (démembrement immobilier) scheme.
📌 How does it work?
✅ An investment fund purchases a new property.
✅ It transfers 50% ownership to the buyer for 25 years.
✅ The buyer pays only half the total cost, reducing financial strain.
✅ Over 25 years, they have the option to buy full ownership when financially ready.
📍 Example
🏠 Maria wants to buy an apartment for €400,000, but her income is currently insufficient.
💳 The shared ownership scheme allows her to acquire 50% for €200,000.
📈 In 10 years, her salary increases, and she buys out the remaining share.
This model is already being implemented by the startup Neoproprio, offering a flexible and secure way to own a home without massive loans.
⸻
📈 NEW OPPORTUNITIES FOR FUTURE HOMEOWNERS
Integrating these two schemes into PTZ marks a new step in supporting first-time buyers. However, key questions remain:
❓ Will banks actively issue these loans?
❓ Can developers supply enough properties under these schemes?
❓ Will buyers take advantage of these opportunities?
